What is it worth?
This entire 3.2 acre estate: the store, the house, and all of the land is grandfathered in and zoned as commercial property. With the permanent zoning designation and more than ample amount of land, it wouldn't be difficult at all to add gasoline if desired. From a "best-use-of-land" perspective, there is no question that the house would be of far greater value if it were converted into a bed and breakfast, or even a restaurant rather than its current usage as a residence.
An excess of 1.5 million visitors visit the state park each year. With hiking, camping, boating, disc-golf, hunting, fishing, birding, biking, touring swimming, and horseback riding all less than twenty minutes of downtown Memphis, it is easy to see the value of this prime location between the two entrances to the park. Church groups, family reunions, scout troops, retreats, rally-runs, sight-seers, picnickers, tourists, tournaments ... a plethora of business potential at your doorstep each and every day. It's like fishing at the spillway.
Although we have several billboards and smaller signs around the area, and the dabbling of local advertising strategies, there is no question that our greatest exposure comes from home-grown megastar Justin Timberlake. Having grown up five minutes down the road, and gone to school across the street, Justin has a soft spot in his heart for the store. He has filmed many different specials at our store. He has talked about the store on "The Tonight Show" with Jay Leno, and most recently on the 2009 Grammy Awards, live from Los Angeles. From Barbara Walters "20/20" to "The Fashion Police", not a week goes by without a visitor from some distant corner of the globe wanting to come and see for themselves "the store they saw on TV" and sample one of our world famous cheeseburgers.
